What's included, what's charged separately, and what to expect before you sign.
Electricity is not included in your rent. Every BeLive space runs on a smart TopUp meter, so you monitor your own usage and top up through the app and only pay for what you actually consume. Consumption depends on your own habits — air-conditioning in particular — so monthly costs vary from tenant to tenant.
Water and any other utility arrangements are set out in your tenancy agreement for your specific unit, and your BeLive community manager will confirm them in writing before you sign. All utility rates follow the provider's prevailing tariffs and may change from time to time without notice from BeLive.
Yes — high-speed Wi-Fi is included in every unit at no additional monthly charge.
It is a shared residential connection intended for normal personal and study use. Actual speeds vary with the number of people online, your own device and the service provider's network. BeLive maintains the connection and will attend to reported faults as quickly as reasonably possible, but cannot guarantee uninterrupted, fault-free or any particular speed of service. Outages caused by the service provider, building management or works outside the unit are beyond BeLive's control, and rent remains payable during any such interruption.
Your room is fully furnished — bed and mattress, wardrobe, study desk and your own in-room fridge — and the shared kitchen and common areas are equipped for everyday use. You can move in with just your suitcase.
A written inventory is attached to your tenancy agreement and signed off with you at move-in. Please check it carefully, as items are handed over in the condition recorded there and that record is what applies at move-out. Personal bedding and linen, toiletries and personal kitchenware are not provided unless expressly listed in your tenancy agreement. Tenants are responsible for loss of, or damage to, furnishings and equipment beyond fair wear and tear.
Shared common areas are professionally cleaned twice a week at no extra charge — this is included in your rent.
The service covers general upkeep of shared spaces only. Your own bedroom, your personal belongings, your dishes and your laundry remain your responsibility. It does not extend to clearing excessive mess, waste left by tenants, or specialised or deep cleaning. Where a room or unit is left in a condition that needs cleaning beyond normal upkeep — either during the tenancy or at move-out — the reasonable cost may be recovered from the tenant or tenants responsible, in accordance with the tenancy agreement.
Laundry is not included in your rent.
Where washers and dryers are available at the residence, they operate on a pay-per-use basis. Charges, machine availability and operating hours are set by the machine or building operator and may change from time to time. Facilities are shared among residents, so availability at any given time is not guaranteed. Your community manager will confirm the arrangement at your residence before you sign.
No. Insurance held for the property covers the building and BeLive's own furnishings and equipment — it does not cover tenants' personal belongings.
We strongly encourage every tenant to arrange their own contents insurance for items such as laptops, phones, bicycles and personal effects. BeLive is not liable for loss, theft or damage to personal property, including items kept in bedrooms, shared areas or storage, except to the extent caused by BeLive's proven negligence or where liability cannot be excluded by law. Please keep your room and the unit secured — the IoT smart lock is provided for your security, and PINs should never be shared.
Security deposit. The security deposit is calculated from your room rental and is refundable. It is currently waived for local students; international students pay the deposit shown in the payment breakdown above. A separate refundable access card deposit of RM150 also applies.
Advance rent. The first month's rent is payable together with the one-time fees when you reserve and sign.
Refunds. Deposits are refunded after a successful move-out inspection, less any outstanding rent, unpaid utility balances, cleaning costs, damage beyond fair wear and tear, or other sums due under the tenancy agreement. Refund timelines and deductions follow the tenancy agreement.
Early termination. Figures shown on this page are based on a 12-month tenancy. Tenancies shorter than 12 months carry a different rental rate. If you end a tenancy before the agreed term, you remain liable for the obligations set out in your tenancy agreement, which may include forfeiture of the security deposit and rent payable up to the agreed date or until the room is re-let. The exact terms are stated in the agreement you sign, so please read them before committing.
A single one-time Admin & Move-In Fee of RM529 applies, inclusive of 8% SST. It covers tenancy processing, onboarding and move-in preparation, and is payable when you reserve and sign. There is no separate booking fee, cleaning fee or linen-pack fee at the point of booking.
The one-time fee is not refundable once your tenancy is confirmed, except as stated in your tenancy agreement. The RM150 access card deposit is separate and refundable. All figures shown on this page are estimates for reference only and are confirmed in writing by the BeLive team before signing; the signed tenancy agreement prevails.
A reserved parking bay can be added for RM100 per month, subject to availability at your residence.
Bays are limited and allocated by building management, so BeLive cannot guarantee a bay, a specific location, or continued availability for the full term. Vehicles are parked at the owner's risk — BeLive is not responsible for theft of, or damage to, vehicles or their contents. Parking outside an allocated bay may be clamped or towed by building management at the vehicle owner's cost, and building parking rules apply at all times.
Both residences sit close to ViTrox College — Vertu Resort is about 2.8 km away and Vivo Executive Apartment about 3.5 km. Rapid On-Demand, the on-demand public transport service operating in the area, covers the route between residence and campus.
Journey times are indicative only and vary with traffic, weather, time of day and operator schedules. Public transport services run to third-party schedules that may change, be delayed or be withdrawn, and any fares are set by the operator. BeLive does not provide transport, does not guarantee service frequency, availability, journey times or fares, and these services do not form part of the tenancy.
